That signs and fencing are subject to separate review and permitting. 2. That the open space assessment feCB will be required to be paid prior to certification of final site plan. 3. That the initial building permit shall be procured within 6 months of certification of the final site plan and the certificate of occupancy shall be procured within 3 years of certification of the final site plan. Motion was seconded by Ream Wilson. There was no discussion on the motion and the motion was carri~d unanimously. 2. SPRIHG LAKE, a residential planned development, located on the east side of Keene Road, south of CR 34. 'MODIFICATION OF SITE PLAN - APPROVED WITH CONDITIONS Nick Lewis - No comment. ~ Bob Maran - No comment. Vie Chodora - Commented that there should be maintained a minimum of 3 feet between structures. He stated if there is less than 3 feet between the structures a minimum of one-hour fire resistive construction is required on the exterior walls and 110 window or door opening is allowed. He explained that there had been Some previous problema with the minimum distance but the problems were corrected. Mr. Smith assured that 10 feet will be maintained between structures. Don Meerians - No comment. Bob Perkins - No comment. Patala Harvey - No comment. Ream Wi Ison - No comment. Mrs. Haeseker suggested the Developer meet with Building Inspections to see where specific problems had occurred. KonON: Paula Harvey moved to approve the modification of the site plan for Spring Lake based upon a finding of this Committee that the plan conforms with the design guidelines for site plan review subject to the following: e < 1. That, "as noted by the Building Department, the building separations within the project shall not be less than 3 feet without provision for adequate fire wall protection. ~! -2- DRC 03/24/88 .! '/, ~ I That, as noted in correspondence by the Planning Department, the,maximum building coverages and impermeable lot coverages for the total afte shall not be exceeded as originally approved. 2.
