MOTION Paula Harvey moved to approve the preliminary plat for The Vinings At Countryside based upon the findings of this Committee that the plat conforms with the design guidelines for the plat approval subject to the following: I. A county road designation for McMullen-Booth Road should be prOVided on the plat. 2. If it is the applicant1s intention to dedicate right-of-way for McMullen- Booth Road the dedication should occur in conjunction with the final plat. ~ 3. A drainage and utility easement is required by Public Works. should be ..., provided over Bishop Creek and shown on the plat. 4. The final plat should be recorded within six (6) months of date of certification of the preliminary plat. 5. Signs are subject to separate review and permitting. 2. Final landscaping plan must be submitted with the building plan providing for heavy landscaping and berm treatment within the buffer area along the west property line as directed by the City Commission. This plan must be approved by the City Forester. 3. The tree survey should be overlaid on the site plan in order to identify which trees are to stay and which are to be removed as a result of construction. 4. Sidewalks must be provided along Allen Avenue and McMullen-Booth Road rights-of-way. 5. DER and SWFMMD applications must be shown to the Public Works Department prior to issuance of the building permit. ~ 6. Site plan should reflect a drainage and utility easement for Bishop Creek W as required by Public Works. 1/ 7. Eleven (11) handicap parking spaces are required for this site and should be shown on the pian. 12. All proposed two (2") inch mains must be upgraded to four (4") inch mains. 13. DISCUSSION ONLY It was the consensus of the Committee that accessing Lawrence Drive would not benefit the connecting residential area which is within the City. If Countryside Christian can get the approval of the residents in this affected area. the Committee would then consider. Failure to do so will delay permit processing at the Building Department. .
