submit a copy of the ULI parking standards to the Traffic Engineering
Department in order that compliance of the settlement stipulation for"
parking can be determined.
Paula Harvey: It is necessary to denote on the ~ite plan where the
landscape areas are and where landscaping is to be provided. On the
site plan, the particulars of the development, such as number of
units, parking spaces provided, etc., need to be identified to show
compliance with the settlement stipulation. All of the applicable
impact fees will have to be paid for as required by the Code. This
project must be completed with all C.O.ls having been procured no
later than October 16, 2006.

Paula Harvey moved to approve the site plan for the
Radisson Bayside Hotel as provided for in the settlement
stipulation, ,circuit Civil No. 78-4765-7, subject to the
following conditions:
. The site plan should denote those areas where land-
scaping is required and where it is to be provided.
. The site plan should note the particulars of develop-
ment to show compliance with the terms of the settle-
ment stipulation.
. All applicable impact fees must be paid for this parcel
as required by Code, particularly open space and
recreation fees are to be paid at the time of the
issuance of the building permit.
. The retention area should be reviewed with the
environmental staff and the final design agreed to by
the Public Works Department.
. The applicant shall provide a copy of the ULI parking
standards to the Traffic Engineering Department in
order that compliance of the settlement stipulation
for parking can be determined.
. The water distribution system should be redesigned as
required by the Utilities Department.

. Handicapped parking spaces should be marked on the
overall site plan to show compliance of the require-
ment for handicapped parking.
. Dumpster 19cation should be coordinated with the
Sanitation Division and all dumpsters should be
visually screened with a 12t wide clear. opening.
. In accordance with the terms of the settlement stipu-
lation, completion of this project should occur no
later than Ootober 16, 2006.

The developer expressed his sincere thanks for the cooperation
received from all City personnel from the very beginning of his
dealings with the city. '

annexed, the recommendation regarding zoning will probably he for an
RS-4 zoningl therefore, the property owner should be on notice that
the Boat storage Building would be non-conforming as to side setback.
Also, if after annexation there are any improvements made to the
property or if forsorne reason the property owner decides to sell off
one of the portions of the lot, then the City would require it to be
platted.
Art Kader: If the property is annexed, there is a $400.00
impact fee due to Parks & Recreation.

EXTENSION OF APPROVAL FOR SITE PLAN
Chairman Henderson advised the applicant that he had already poled
the committee and no one had a problem concerning this item;
therefore, he would not question each member. However, Paula Harvey
advised,that the developer is aSking for a two (2) year extension
to complete the project. She stated she did not have a problem,with
this request and wanted to make certain none of the other members
had a problem with it. Inasmuch as no member had a problem regard~
ing this e~tension, a motion was called for.
MOTION:
Paula Harvey moved to approve the' requested two (2) year
extension for the time period for procuring all
Certificates of Occupancy for the Crest Lake Oaks Office
Complex.
Bob Maran seconded this motion and it was unanimously'
approved.
The meeting adjourned at 9:55 a.m.

The proposed site plan (12-15-87) does not address the city's
Environmental concerns for water quality. The DER 17-25
requirement nonnally addresses concerns relating to water
quality; however, in this instance the use of porous concrete
does not. We are requiring that a portion of the rWloff
from the parking lot areas be treated in shallow grassed
depressed areas to aid in removal of sediments, uptake of
dissolved solids and ~le capture of oils and grease.
A combination of porous concrete in conjunction with a vegetated
area will be considered. '

In addition to the above, the final site plan is to provide
calculations expressed in square feet, for total vehicular use

The open space assessment will be required for the entire parcel since it is being
