A notation needs to be made on the site plan that a 5' sidewalk
will be installed along u.s. 19 as well as along the Druid connec-
tion and that appropriate easements will be provided over those
sidewalks.

Nick Lewis: Require two fire hydrants placed at the front of
each entrance off of U.S. 19, one at each entrance.
Paula Harvey: Need to amend the 40' right-of-way easement along
u.S. 19 to a 40' drainage and utility easement. It is necessary
to obtain an easement from the property owner to the north of the
driveway crossing the motel property to access Druid Road. There
are about five parking spaces that could be eliminated, thereby
saving eight trees, six of which are oak trees. Our environmental
people would appreciate the developer working with them on this.

Paula Harvey moved to approve the final site plan for Knight's Run
based upon a finding of this Committee that the plan conforms with
the design guidelines for site plan review subject to the following:
. The 40' right-of-way easement along u.S. 19 be amended
to a 40' drainage and utility easement.
. An easement needs to be obtained from the property owner
to the north of the driveway crossing the motel property
to access Oruid Road.
.
. A site plan must be submitted from the property owner
to the north showing the access drive crossing the
property.
. A 30' utility and drainage easement be provided over the
creek going through the site, such easement to be provided
prior to the issuance of a building permit.
. Final storm drainage design must be approved by Public
Works taking into account off site drainage.
. The east-west drive that provides access to the mobile home
park should be aligned with the driveway aisle through the
parking lot as required by the Traffic Engineer.
. A 5' sidewalk must be provided along u.S. 19 and a sidewalk"
provided along the Druid connection with appropriate ease-
ments provided over those sidewalks.

Paula Harvey: Advised the architect if the building height is
over 20' it will be non-conforming to the city's standards. There
needs to be a recorded easement stating that the parking can be used.
Stated that 'i.:.u<l' ~ ite plan should not refer to shopping center and
the for,mula would be six parking spaces per 1000 square feet of
gross floor area. Enough parking is provided, but the formula for
calculating the parking needs to be restated.

MAJOR PLAN AMENDMENT TO SITE PLAN & SUBDIVISION PLAT FOR PHASE 5
Bob Maran: Stated that this is regional retention for the whole
development and as long as this development does not exceed the
runoff coefficient that was used for the whole development, every-
thing is fine. If it is a higher runoff coefficient, then developer
may have to provide more retention.
Andy Onufer: Standard building information was given to the
developer.
Don Meerians: Need to provide two handicapped spaces for Phase 5.

side of. Nursery Road is a twelve inch (12") main,
not eight inch (8") as shown on the plans.
The new water meter will be 5/8" in size, not 3/4"
as shown on the plans.

. A fire hydrant may be required by the Fire
Department. An on-site hydrant location will
require a ten foot (10') utility easement over the
fire line up to and including the hydrant prior to
the issuance of a Building Permit.
. The proposed dumpster location is approved as
shown.
. The dumpster must be in a visually screened
enclosure. Provide a minimum l2~ clear opening to
the front for access by Sanitation trucks.
. Natural gas is available to this site from an
existing eight inch (8") main located along the
north side of Nursery Road.

correct this problem would be to add the easements
directly to the plat prior to recording.
