Ms. Harvey advised the property is located on the west side of
Baywood Avenue approximately 400 feet south of Drew Street. The
request is for RB-75 (Single Family Residence) zoning in con-
junction with the annexation. The property is presently vacant
but a single family residence is proposed. The Recreation
Facility Fee has been paid.
The staff recommendation is for a zoning classification of RS-6
which is the compatible zoning in the new Land Development Code.
No persons appeared either in favor of or in opposition to this
request.
Motion to approve above request with staff recommendations was
made by Mr. Johnson, and seconded by Mr. Hogan. Motion carried
unanimously (S-O).

The property 1s located on the northwest corner at the inter-
section of Greenlea Drive and West Drive. The parcel contains
.34 acres.
The request is for RK-8 (Single Family Duplex-Apartment
Residential) zoning in conjunction with the annexation. The
Clearwater Land Use Plan designation is Low Density Residential
and the County Plan is also Low Density Residential (5 dwelling
units per gross acre).
Property owner, J.R. Dohme stated that he has plans to develop
the parcel with a duplex or a triplex.
Ms. Harvey noted that the property immediately East (across the
street) of the subject property is currently developed with a
duplex, and 1s currently zoned RM-S. The request is in confor-
mance with 'the current Land Use Plan classification. If the
request is approved, the Public Works Department advises they
would require 10' drainage and utility easement along the west
side of the property. Also, that the abutting right-Of-way of
Greenlea Drive be annexed with the lots.
The staff recommends approval of RM-a zoning, due to it being
compatible with the use immediately across the street.
