Public hearing was held for the purpose of considering an
amendment to the Land Use Plan and Zoning Atlas followed by a
public hearing for the purpose of considering requested
annexation, zoning, and Land Use Plan amendments.

Tapes of public hearings are on file in the Planning Department.

approval of the May 3, 1983 minutes were postponed to the

Mr. Healey reviewed the following comments made by other city
departments.

The Parks and Recreation Department approves the re~uest SUbject
to recognition of the parkland dedication requirement.
The Utilities Department approves the request subject to the
Pine1las County Water Department providing water service to the
property. They also state that a four inch gas line is planned
along the west side of McMullen-Booth Road to make gas available
to the property.
The Public Works Department notes that a survey indicates 50 ft.
right-of-way for the west half of McMullen-Booth Road. An
additional 50 ft. of right-of-way will be required to meet the
County's requirement for right-of-way. They also state that
there will be a 10 ft. drainage and utility easement required

Mr. Healey stated that the Board is considering the annexation
and zoning of the property only. When plans are made to develop
the property, they will go through the proper site plan review
procedures. He further reviewed the following comments made by
other city departments. The Public Works Department notes the
right-of-way for the south half of Curlew Road varies between 50
and 70 ft. and that an additional ten feet of right~of-way will
be required to make a minimum half right-of-way of 60 feet on
Curlew Road. Thirty feet of additional right-of-way will be
required for the east half of 66th Street adjoining Curlew City.
If the sewer is not adjacent to the site it would need to be
extended. The area is not within the water service are so' it
will,therefore be served by the County Water Department. The
Parks and Recreation Department notes the parkland dedication
requirement needs to be acknowledged.
Mr. Healey stated it would be the recommendation of staff to
connect this property with 298th Avenue to provide adequate
east~west circulation.

U.S. Home building which is on the northwest corner of
Countryside Boulevard and U.S. 19. The site consists of five
buildings, four are one-story and the fifth is a four-story
office complex.
