Roman. representing the applicant, expressed the opinion there ' would be no additional traffic generated with the utilization of the property. Further, he requested that the parkland dedication be waived. Mr. Healey. referring to 8n aerial photograph. stated that a 40-ft. right-of-way easement would be required 'to be 'dedicated to the City In keeping with the uniform City policy es- tablished along U. Subject site consists of 13.095 acres MOL. Attotney George Greer, representing the applicant, stated plans are to develop the property with commercial and professional office uses. He expressed the opinion that the surrounding area would not be impacted greatly by additional traffic generation and that the type of uses proposed would serve the surrounding neighborhood. Mr. Healey pointed out the following: Highland Avenue requires an additional la-ft. right-of-way along the west property line; rightMof-way needs to be clarified on Nursery and Belleair Roads; there is an intermixture of uses in the areaj Belleair Road is designated as a scenic corridor; and concern was expressed regarding the ex- tension of commercial property which would influence the pattern of commercial usage along Belleair Road and Highland AVenue. However, Mr. Healey stated there was some justification for a neighborhood shopping center but would like to see the proportions revised; i. e., 4 - 6 acres of commercial would be more acceptable. He suggested an amendment to a combination of planned development districts that would allow specific plans for office and retail use to be prepared for review. Mr. Anderson felt the north portion of the property should be residential in character. Discussion ensued concerning changing the proposed points of differentiation between office and commercial use of the property. . Messrs.
