He stated subject property was.owned by the Diocese and was insufficient in size to be utilized as a church. Plans are to develop an 18,000 sq. ft. professional office business complex on Tract A, known as Sunset-Coachman Center. Mr. Healey reviewed the background and history of subject property, utilizing slides. Mr. Healey stated that Tract A was rezoned by Pinellas County for professional office use with the agreement that the balance of the property (Tract B) be utilized for drainage detention and be donated to the County. The owner agreed to pre- pare Tract B in a finished condition to be utilized for detention. Further, as part of the Petition for Annexation, City staff has requested the applicant deed Tract B to the City, with detention area to be redesigned and improved according to City standards. .The applicant requested a waiver to the park dedication/cash pay- ment requirement. Under the terms of said Petition, the transfer of deed to the City for Tract B will constitute satisfaction of the park dedication requirement. Tract B will be so designed as to be usable for field games when conditions permit. Mr. Healey stated property is shown as Low Density Residential on the Land Use Plan. The site plan had been reviewed by the Resource Development Committee and approved, subject to conditions which have been met. Concern was expressed by Mr. Healey regarding the treatment of the out-parcel. Discussion ensued concerning point of entry and addi- tional access to Old Coachman Road. Concern was also expressed that there be no other entry from Coachman Rd. except from the east/west access easement. - Mr. Mazur expressed concern about sufficient turn-around for dumpsters. Engineering Dept. foresaw no problem with this. Mr. Bickerstaffe stated he would like to see a single entry from Sunset Po~nt Road.
