THE PLANNING & ZONING BOARD

Absent: Mrs. Regulski, Messrs. Bickerstaffe, Gildersleeve and
Scheideman
Public hearing was hold for the purpose of considering requested annexation and
zoning item followed by public hearing for the purpose of considering items to
be included in ordinances amending the City Land Use Plan and Zoning Ordinance.
Tapes of public hearings are on file in the Planning Department.
On motion by Mr. Kuntz, seconded by Mr. Zussy, minutes of September 16, 1980 were
approved as written.
Planning and Zoning Board recommended as follows.

Request: Annexation & Zoning, RS-50, Single Family Residential
Above properties are located on Parkwood Street, east of Betty Lane and west of
Rollen Road. Each lot contains .17 acres MOL for a total of .51 acrea MOL. Each
lot is developed with a single family residence. Current Land Use Plan classification
is Lbw Density Residential.
Mr. uilllam Singletary appeared before the Board, stating his desire to connect with
City services.
No one appeared either in support of or in opposition to the above request.
Motion was rrade by Mr. Zussy, seconded by M~. Turner, to recommend approval of ahove
request. ~otion carried unanimously.

Above property is located in the Tropic Hills Subdivis~on. approximately 1020 feet
west of PS 19, north of Harn Boulevard. It contains 3.1 acres MOL and is currently
reserved as a Florida Power right-of-way.
M~. ~ealey stated that in the inidal request we failed to note that lots were owned
by Florida Power (.orp. The request is to provide a Land Use Plan classification whfdl
reflects the current use of the property consistent with the rezoning of said property
to ISP. Institutional-Semi-public by the City Commission at public hearing on August 21.
1980.
No one appeared either in support of or in opposition to the above request.
Motion was made by Mr. Kuntz, 'seconded by Mr. Mazur, to recommend approval of sbove
request. Motion carried unanimously.

Above property is located north of and abutting Eastland Avenue, west of McMullen-
Booth Road and east of Burntfork Drive. The site is currently vacant and contains
1.01 acres MOL.
Mr. Healey stated the City plans to maintain ownership of the site for future develop-
ment. To this end, the Land IIse Plan and Zoning Atlas should be revised to reflect
public ownership.
Mr. B. P. Brennan, 2583 Burntfork Drive, informed the Board that, as an adjacent
owner, he would appreciate said property being cleaned up as it is rat-infested.
Further, there is no sidewalk at this point.
Motion was made by Mr. Turner, seconded by Mr. Mazur, to recommend approval of abo~e

Mr. Healey identified the
north of said property in
drainage r~tention and park improvement program to be located
conjunction with the Souehwest Florida Water Management District.
Mr. Michael W. Kenton, Assistant Public Works Director/Environmental, elaborated on the
project, stating development had been initiated on this site in 1913 and felt confident
the architect had done his best under the dircumstances and that said development would
be compatible with the project to the north and also with the neighborhood.
Mr. Healey explained the transfer of density of 25 units to this parcel which would raise
the density to just under 12 units per acre. The remainder of the adjoining property uill
be developed in phases within the limits of the Comprehensive Plan, Medium Density Residential
category .
Architect Mike Adams stated the project would consist of one-story attached villa-type
condominiums. There will be 109 units (11.1 per net acre). Lots will be platted, each
lot being privately owned. Mr. Adams stated they will endeavor to have a controlled
access situation, with only one access on Fairwood.
Motion was made by Mr.

3. Tract 54 - U. S. Home Corp.
Above was ~ontinued from Planning and Zoning Board meeting of September 16, 1980. On
September 18, 1980, it was withdrawn by City Commission and new application is pending
to RM-16. Medium Density Residential.
MOtion was made by Mr. Zussy, seconded by Mr. Turner, to recognize that the City Com-
mission has withdrawn the application and that the action by the Planning and Zoning Board
on this matter has been concluded. Motion carried unanimously.
Chairman Parks thanked Board member Duane Zussy for his contribution to the Planning am
Zoning Board and wished him well in his future endeavors.
