She expressed the desire of the residents on the north side of Rainbow Dr. to have the Land Use Plan remain in its present medium density category as a protection to their single family homes. Mr. Healey stated the Planning Department had computed the net density at approximately 11 units per acre and noted the properties consist of single family, duplex, triplex and small mUlti-family dwellings, one and two stories in height. He stated the existing density and type of use is consistent with the medium density designation. Board members inquired concerning properties that exceed medium density range and possible impact to these nonconforming situations. , Mr. Gildersleeve stated the character of the area appears to be low to medium density. Attorney George Greer appeared before the Board representing 16 property owners in the three blocks involved. He stated the blocks are in a commercial area and cited several examples of commercial use. He stated the area has been developed over a 2S-year period and, in his opinion, the current Land Use Plan category does not reflect actual use in the neighborhood. Attorney J. E. Satterfield appeared in favor of the request and showed pictures depicting various activities in the 300 block of Jupiter Avenue (west side of S. Jupiter). ~lr. Satterfield stated he had purchased his property because it was zoned business, that practically every use is nonconforming, and properties are unsuitable for low density. Exhibit noted in the record. Mr. W. F. Lohss, 301 S. Duncan Avenue, appeared in favor of the re- quested change. Mr. Lohss lives next to a nursing home and stated the area is established as commercial.
