The property is located next door to one church and within five hundred feet of another church. There are a total of four churches in the area. Carlos Yep pes stated the property previously had a 2APS license when it was a Jewel -T store and that Pinetree Farms, which was located in the same center, also had a license. They wish to transfer the Jewel-T alcoholic beverage license. He pointed out that Great Shapes Canteen, which is located across the street, had a 4-COP alcoholic beverage license approved by a hearing officer. He does not feel the business would harm the neighborhood and the open-container law does not allow open containers in cars. All his competitors have this privilege and he is willing to erect a six foot fence to screen the parking lot from the adjacent school. They have a good record with the police and he has several similar businesses under the names Cay Oil Enterpries, Citgo Quik Mart and Choice Food Mart. need to be able to sell beer tu be competitive. They plan on putting approximately one and a half million dollars into reno- vating and upgrading the building. This request is for beer only rather than beer and wine as previouly requested, which he feels attracts a different clientele. Beer sales average approximate- ly ten percent of the gross sales in this type of business. This location is to have a deli-oriented store.
