Attached is the annual report The Clearwater Group, Inc., lessee of City property at
712 North Osceola Avenue is required to provide the City Manager prior to January
31 at each year of its lease term. It has been inadvertently addressed to Earl Barrett,
staff contact for that lease.
Excerpted Article IV., Section 3 of the lease is attached for reference. The current
lease term terminates April 14, 2003.

Dear Mr. Barrett~
First let me thank you for the continued use of the property
at 712 Osceola Street as a meeting place for Alcoholics Anonymolls.
There are nineteen meetings held per week and all are welcome that
have a problem with alcoholism. We are a non profit organization
and operate on contributions only. In addition a Christmas and New
Years dinner is provided to all who wish to attend as well as a
Halloween party. We pay, through contributions only, our water,
phone, and electric bill. The contributions also covers any repair
work that needs to be done to the building, paper goods, and for
the coffee, which is free to anyone.
This past year we have done some repairs to the building.
Recently we installed new switch operated roof vents. We replaced
a portion of the exterior siding and repaired a section of the

In addition we repainted the entire interior

building, did repair work in each bathroom, and replaced the

Reqular maintenance 1~ kept up on an ongoing basis. The
buildinq is kept clean, exterior flood lights (for safetv reasons)
are replaced, and all qarbage cans have been replaced this year.
Again, we do appreciate the use of this building and hope to
continue as we are: Thank you Mr. Barrett for all you have done.
