INFORMATION REQUIRED FOR SUBMITTAL OF
FINAL PLAT INSTRUCTIONS
The final plat shall be suitable for recording at the office of the clerk of the circuit court. It shall
be prepared and sealed buy a land surveyor registered by the state and shall conform with the
requirements of Florida Statute, Chapter 177, and the requirements of this subsection. It shall
be drawn at a scale of one inch equals 50 feet or other scale determined appropriate by the city
engineer. The overall sheet size of the plat shall be consistent with the standards established
by the clerk of the circuit court for recording. Each sheet shall be provided with a one-inch
margin on each of three sides and a three-inch margin on the left side of the plat for binding
purposes.
Eighteen (18) copies ofthe Final Plat must be submitted.

This letter constitutes a Development Order pursuant to Section 4-202,E of the Community
Development Code, On January 5, 2006, the Development Review Committee (ORC) reviewed your
application to replat parcel number: 14-29-15-00000-330-0400 into three separate parcels. The DRC
recommended approval ofthe application with the following bases and conditions:
Bases for Approval:
1. The proposal complies with Preliminary Plat criteria under the provisions of Section 4-701;
2. The plan complies with General Applicability Criteria under the provisions of Section 3-913; and
3, The proposed development is compatible with the surrounding area.
Conditions for Approval:
1. That a final plat be recorded with Pinellas County prior to building permit approval
I concur with the findings ofthe Development Review Committee and, through this letter, approve your
application for Preliminary Plat with the above four conditions. The approval is based, on and must
adhere to the application dated received November 30, 2005 and the revised preliminary plat dated
received April 25, 2006.
The issuance of this Development Order does not relieve you of the necessity to obtain any building

Dear Ms, Babcock and Members of the Development Review Committee,
This is a Letter of Opposition to the proposal to divide the single lot at
1441 Druid Road into three (3) lots,
By the way, I think that dividing it into two (2) lots would fit nicely with
the way that the development is currently laid out, would allow two
wonderful houses to be built and would still give a significant monetary
gain to the developer,
I think that this situation should be looked at from the point of view that
there is something a little different - just outside of being normal but not
much; that only using a ruler might create a disservice.
I am aware that the proposed lot sizes meet the details of the city's code.
Like some instances in life, not all codes fit every situatlon. In those
instances, it requlres looking at the situation as it exists, which might be
the way that the code writers envisioned doing some things since they
probably didn't think of themselves as being able to prejudge all
situations, Having a code can save time and energy but should be used to do
that when it makes excellent sense, This, I belleve, is a situation that
deserves being looked at as being slightly different from others of its
kind.
1441 Druid Road lS located at one of the primary entrances into the Parkwood
subdivision, S. San Remo Ave. It is a long lot, spanning the space between
Druid Road and Jasmlne Way, which means that how it is used affects more
than the way that it looks and affects value on Druid Road, This alone
could mean that it should not be treated as a reference to the city code
using only the ruler.
It is proposed this entrance to our subdivision would contain 3 houses,
This would result in lot sizes that would not match the size of the
surrounding houses in the neighborhood, nor the existing houses located
directly across on S, San Remo,
Putting three small houses on three small lots would mean the houses would
probably be either shack-like or tower-Ilke (which could be emphasized
because of their close proximity to the neighboring houses) and could lessen
the look and appeal of the other homes in our subdivislon,
As an alternative, subdivlding 1441 Druid Road into two (2) lots and
erecting two homes that matched the size, quality and general feel of the
homes in the current subdivision would be an excellent addition to the
entire area,

View Comparable Residential Sales
Mass Appraisal is the systematic appraisal of groups of properties as of a given date using
standardized procedures and statistical testing. Its purpose is to provide an equitable and efficient
appraisal of all property in a jurisdiction for ad-valorem tax purposes.
We recognize that there is a reasonable range of values within which a property can sell. Our
Mass Appraisal Market Value tends toward the lower end of the range. Recent upgrades or
remodeling efforts completed by a seller in order to prepare a property for sale, especially those
on the interior of a building, are often not reflected in our Comparable Sales Value.
Finally, our values are historical and are developed using arms length sales from the three years
prior to January 1. For this reason, our values are generally lower than what a seller will ask for a
property in today's appreciating market.
