Development Code. On August 4, 2005, the Development Review Committee reviewed your
Preliminary Plat for the platting of six town home lots to be called "Venetia Cove" in conjunction with
FLS2005-05036. The DRC APPROVED the Preliminary Plat application with,the following base and
conditions:
Bases for Approval:
1. The proposal complies with Preliminary Plat criteria under the provisions of Section 4-701;
2. The plan complies with General Applicability Criteria under the provisions of Section 3-913; and
3. The proposed development is compatible with the surrounding area.
Conditions of Approval:
1. That a final plat be recorded with Pinellas County prior to building permit approval; and
2. That the final plat indicate the overall area of the property being platted.

If anything, our objection to the proposed development is even more steadfast. We, and I'm sure many others in
our community, would be greatly dlsappomted if any portion of the new bUilding across from our home grows
greater than 30 feet in height.

Please consider this emall to be a formal objection to the planned development at 308 Venetian Drive. My
primary concerns with this proposed development are two-fold
1) The development of a property greater than 30 feet in height is completely inconsistent with the look and feel of
this "Old Clearwater Bay" neighborhood. The homes in this area are classic, charming and worthy of preservation
without intrUSion. To the best of our knowledge, there are no other properties in the neighborhood which come
close to exceeding 30 feet. Moreover, a development such as the one proposed may substantially impair the
value of our homes. A development towering over our homes is simply not acceptable.
2) This development will substantially impact the traffic in our neighborhood. The neighborhood, with few
exceptions, is compnsed of single family homes. This development proposes to include multi-family residences
on just two lots. This will no doubt Increase traffic on our streets. The increased traffic will affect our ability to
safely dnve on our streets and may increase the likelihood of injury to the many children and animals that happily
reside In our neighborhood We respectfully request that the City of Clearwater commission a traffic study to
assess the impact of this development. I would appreciate receiving a copy of the final traffic study report when it
is completed.
I am more than happy to provide additional comments or clarification regarding thiS proposed development.

As a property owner within 200 feet of 308 VENETIAN DR, the City of Clearwater Planning Department gives
notIce that an application for Preliminary Plat for the platting of six townhome lots in conjunction with
FLS2005-05036..
On August 04, 2005, the Development Review Committee (composed of the City's profeSSIOnal staff) will
review and determme whether the application demonstrates compliance with the City's Community
Development Code. Following that review and determiniation, the Planning Director wIll issue a
Development Order approving, approving with condItions, or denying the applIcation. The earliest date that
the City will make a decision on the application will be August 04,2005.
