Dear Mr. Mai: This letter constitutes a Development Order pursuant to Section 4-202.E of the Community Development Code. On November 12, 2004, the Development Review Committee (DRC) reviewed your application for Preliminary Plat approval to subdivide a 7.22-acre parcel into a twelve lot single- family home subdivision, under the provisions of Section 4-703. The DRC recommended approval of the application with the following bases and conditions: Bases for Approval: 1. The proposal complies with Preliminary Plat criteria under the provisions of Section 4-701; 2. The plan complies with General Applicability Criteria under the provisions of Section 3-913; and 3. The proposed development is compatible with the surrounding area. Conditions for Approval: 1. That a final plat be recorded with Pinellas County prior to building permit approval: 2. That individual water taps be provided for each lot, prior to issuance of a building permit: 3. That the water main must be 4-inch diameter to the end of Earlham Drive, prior to issuance of a building permit; 4. That the connection to the existing sanitary manhole shall be cored.
