RE: Development Order regarding case FLS2004-08056 at 1349 South Washington Avenue
Dear Mr. Smith:
This letter constitutes a Development Order pursuant to Section 4-202.E of the Community
Development Code. On October 7, 2004, the Development Review Committee (ORC) reviewed your
application for Flexible Standard Development approval for a two-story addition to an existing single-
family residence. The request includes a front (south) setback reduction from 25 feet to 11.9 feet to the
structure, as a residential infill project in the LMDR zoning district, per Section 2-203.C. The DRC
recommended approval of the application with the following bases and condition:
Bases for Approval:
1. The proposal complies with Detached Dwellings criteria under the provisions of Section 2-203.C;
2. The plan complies with General Applicability Criteria under the provisions of Section 3-913; and
3. The proposed development is compatible with the surrounding area.
Conditions for Approval:
1. Prior to issuance of a building permit, show on the site plan that .lot drainage can properly flow to
adjacent streets. Roof drains may be required on backside of addition depending on proposed
ground elevations to be shown on site plan.
I concur with the findings of the Development Review Committee and, through this letter, approve
your application for Flexible Standard Development with the above condition. The approval is based
on and must adhere to the site plan and application received August 3, 2004.
Pursuant to Section 4-303, an application for a building permit shall be made within one year of'
Flexible Standard Development approval (October 9, 2005). All required certificates of occupancy
shall be obtained within one year of the date of issuance of the building permit. Time frames do not
change with successive owners.
The issuance of this Development Order does not relieve you of the necessity to obtain any building
permits or pay any impact fees that may be required, In order to facilitate the issuance of any permit or
