On May 5,2005, the Development Review Committee (DRC) reviewed your application for FleXIble Standard Development approval to amend a previously approved Flexible Standard development application (FLS2002- 08062) to permit five (5) attached dwellings in the Medium DenSity ResIdential (MDR) zoning distrIct, per Section 2-303.A. and Prelimmary Plat approval for five (5) residential lots, under the provisions of SectIOn 4- 702. The DRC recommended approval of the application as amended by Staff with the following bases and conditions: Bases for Approval: 1. Staff finds the proposal compliant with the Flexible Standard Development criteria as per Section 2- 303.A.1-3; 2. Staff finds the proposal complIant with the standards of the General ApplIcability Criteria as per Section 3- 913. 1 through 6; and 3. Staff finds the proposal compliant with the requirements for a preliminary plat under the provIsions of Section 4-702. Conditions of Approval: 1. That the final design and color of the building be conSIstent with the conceptual elevations submitted to (or as modified by) Staff; 2. That a Transportation Impact Fee be paid, prior to the Issuance of a Certificate of Occupancy; 3. That all signage meet the reqUIrements of Code and be limited to attached signs on the canopies or attached dIrectly to the budding and be architecturally-integrated with the design of the building with regard to proportion, color, material and fimsh as part of a final sign package submitted to and approved by Staff pnor to the issuance of any permits whIch includes: a) All SIgnS fully dimensioned and coordinated in terms of including the same color and font style and size; and b) All signs be constructed of the highest quality materials which are coordinated with the colors, matenals and architectural style of the bUIldmg; 4. I concur with. the findings of the Development Review Committee and, through this letter, approve your application for Flexible Standard Development with above nine (9) conditions. The approval is based upon and must adhere to the applicati'On dated received May 31, 2005 and the revised site plan dated received May 31 and June 28, 2005. Pursuant to Section 4-303, an application for a building permit shall be made within one (1) year of Flexible Standard Development approval (by July 20, 2006), as applicable. All required certificates of occupancy shall be obtained within one (1 j year of the date of issuance of the building permit. Please be advised that time frames do not, change with successive owners. An extension of time may be granted by the Community Development Coordinator for a period not to exceed one (1) year and only within the original period of validity. The issuance of this Development Order does not relieve you of the necessity to obtain any building permits or pay any impact fees that mi;ly be required. In order to facilitate the issuance of any permit or license affected by this approval, please bring a copy of this letter with you when applying for any permits or licenses that require this prior development approval.
