On September 9,2004 the Development Review Committee reviewed your application for Flexible Standard Development approval for a 500 square foot addition to an existing single-family home as a Residential Infill Project. The request includes a reduction for the side (south) setback from 7.5 feet to seven feet to the addition, per section 2-l602.E.2. The DRC recommended approval of the application with the following bases: Bases for Approval: 1. The proposal complies with the Flexible Standard Development criteria per Section 2- l602.E.2. 2. The proposal is in co~pliance with other standards in the Code including the General Applicability Criteria per Section 3-913. 3. The development is compatible with the surrounding area and will enhance other redevelopment efforts. I concur with the findings of the Development Review Committee and, through this letter, approve your application for Flexible Standard Development. The approval is based on and must adhere to the application and site plans dated received July 28,2004. Pursuant to Section 4-407, an application for a building permit shall be made within one year of Flexible Development approval (September 13, 2005). All required certificates of occupancy shall be obtained within one year of the date of issuance of the building permit. Time frames do not change with successive owners. The Community Development Board may grant an extension of time for a period not to exceed one year and only within the original period of validity.
