Dear Mr. Graham: This letter constitutes a Development Order pursuant to Section 4-202.E of the Community Development Code. On August 12, 2004, the Development Review Committee (DRC) reviewed your application for Flexible Standard Development approval for an addition to a single-family residence. The request is for a reduction to the rear (west), coastal construction control line setback from 25 feet to 15 feet, reduction to the front (east) setback from 25 feet to 10 feet, per section 2-203.B The DRC recommended approval of the application with the following bases and conditions: Bases for Approval: 1. The proposal complies with Detached Dwellings criteria under the provisions of Section 2-203.C; 2. The plan complies with General Applicability Criteria under the provisions of Section 3-913; and 3. The proposed development is compatible with the surrounding area. Conditions of Approval: 1. That a Right-of-Way Utilization Permit be obtained from the City for the proposed wall in the ROW prior to building permit; 2. That the columns for the wall be reduced to no greater than 30-inches in height in accordance with sight triangle requirements; and 3. That the 5- foot easement along the west side of the property be vacated prior to building permit. I concur with the findings of the Development Review Committee and, through this letter, approve your application for Flexible Standard Development with the above four conditions.
