ThIS letter constItutes a Development Order pursuant to SectIOn 4-206 D 7 of the
Commumty Development Code On August 15, 2000, the Commumty Development
Board revIewed the apphcatIon for a FlexIble Development approval to permIt a vehIcle
servIce estabhshment WIthIn the Commercial DIstnct, as a ComprehensIve Infill
Redevelopment Project, WIth a ComprehensIve SIgn Program, ComprehensIve Landscape
Program and prehmInary plat Based on the apphcatIOn and the staff recommendatIOn,
the Board found that the proposal IS In comphance WIth the standards and cntena for
FleXIble Development approval, the maXImum development potentIal standards, and all
other apphcable standards of the Commumty Development Code The Commumty
Development Board approved the apphcatIOn subject to the follOWIng condItIons
1) That the sIgnage be hmIted to the request WIthIn ComprehenSIve SIgn
Program apphcatIon, WIth no addItIonal sIgnage on SIte (hght pole
flagslbanners, etc ),
2) That the overhead doors to the AllIed TIre servIce bays be deSIgned WIth
an opaque fimsh,
3) That the note on the SIte plan regardIng prohIbItIOn of outdoor repaIr be
revIsed to Include outdoor servIce,
4) That there wIll be no outdoor storage of tIres or other matenals on SIte, and
5) That mInor adjustments to the SIte plan comply WIth the prOVISIOns of
Code IncludIng stormwater management reqUIrements

SERVICES A MINIMUM OF 3'_0" FROM THE FINISHED GRADE TO THE TOP OF
OF THE PIPE.
