Mr. Martinez,
On October 1, 2007, the property owner of 1201 (Marriott) and 1241
(Shoppes on Sand Key) Gulf Boulevard submitted an application for a
Zoning Atlas Amendment to the City of Clearwater Planning Department.
The request is to establish a Tourist zoning designation for both
properties. A Settlement Agreement between the City and U.S. Steel
created the Business zoning district for these two properties. The
Settlement Agreement lasted 20 years and expired in October 2006.
The application was reviewed by the City's Development Review
Committee (City's professional staff) on November 11, 2007. The
Community Development Coordinator, Michael Delk, Planning Director,
determined the application met the standards for review listed in
Section 4-602.F of the Community Development Code. The Community
Development Coordinator will make a recommendation to the Community
Development Board to approve the request. This will occur on Tuesday,
December 12, 2007 at 1:00 pm in the City Council Chambers located on the
third floor of City Hall at 112 South Osceola Avenue in Downtown
Clearwater. The Community Development Board will issue a recommended
order to the City Council setting forth the Board's findings. The
recommended order may include conditions or modifications. The City
Council will review the recommended order and make a final approval or
denial.
The application is not available for review on the Internet. You may
review the application at the Planning Department. The Planning
Department is located at 100 South Myrtle Avenue in Downtown Clearwater.
In conclusion, the City's professional staff approved an application
to rezone the properties from Business to Tourist. The Community
Development Board will make a recommendation to City Council. The City
Council will hold two public hearings and then vote to approve, approve
with conditions, or deny the application. If approved by the City
Council, the City's zoning atlas will be changed immediately after
second reading.
